1. Who you are dealing with
bigbensuite.co.uk is operated by Big Ben Suite Ltd, a private company limited by shares, registered in England and Wales, Companies House number 15855127. Registered office: Lynton House, 7-12 Tavistock Square, London WC1H 9BQ. Contact: guray@bigbensuite.co.uk.
2. What this page is (and is not)
These terms govern your use of the public website only. They do not by themselves form a contract for property management, corporate stays, or guest bookings. Operational service contracts are signed separately and supersede these website terms in case of conflict.
3. Information accuracy
We take reasonable care to keep figures (yields, fees, occupancy) current and clearly sourced. Quoted ranges are illustrative; individual outcomes depend on the property, market conditions and operating constraints. A written, signed quote — supplied after survey — is the binding figure, not anything on this site.
4. Founding 10 owner programme
The Founding 10 cohort terms (zero commission first month, ten percent thereafter, ten-property cap, written quote backstop) apply only when stated in a signed agreement between you and Big Ben Suite Ltd. Marketing language on this site describes the programme but does not by itself constitute the contract.
5. Investor and corporate enquiries
Investor portfolio enquiries and corporate stay quotes submitted through the website are pre-contractual. We reply within 24 hours (Mon-Sat, 8am-8pm London) with terms specific to the enquiry. No obligation arises until both sides sign a written agreement.
6. Acceptable use
You agree not to:
- Submit false, misleading or third-party data without consent.
- Use the site to break UK law or infringe anyone's rights.
- Attempt to disrupt the site, scrape data at scale, or reverse-engineer protected components.
- Republish content (copy, photography, layout) without our written permission. The Big Ben Suite name, logo and "Hybrid-Let" framing are ours.
7. Liability
We do not exclude or limit liability for death or personal injury caused by our negligence, fraud, or any liability that cannot lawfully be excluded under UK consumer law.
Subject to that, our liability for use of this website is limited to direct losses reasonably foreseeable at the time you visited the site. We are not liable for indirect or consequential losses, loss of profits, loss of opportunity, or losses arising because a third-party platform (Airbnb, Booking.com, a portal) changed its terms.
8. Third-party links
The site links to third-party sources (Companies House, ICO, competitor public pricing). We do not control those sites and are not responsible for their content. Linking does not imply endorsement.
9. Changes
We may update these terms when our service or the law changes. The "Last updated" date will move and material changes will be flagged on the homepage for 30 days. Continued use after a change means you accept the new version.
10. Governing law
These terms and any non-contractual obligations are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that consumers based elsewhere in the UK retain the rights granted to them by their local law.
Plain English, intentionally short. Operational property-management and guest contracts are longer documents supplied at signing and take priority in case of conflict.
