Three honest reasons we might turn you away.

  • Your lease or building rules prohibit short lets , we will read them and say so.
  • You want one fixed rent from a single long tenancy , a traditional letting agent may serve you better, and we will tell you that plainly.
  • The numbers for your property do not support the switch , we will show you the working and shake hands anyway.

What owners actually ask, before they commit.

Q.1How does London's 90-night short-let rule affect me?

Greater London caps whole-home short lets at 90 nights a year without planning permission. How that cap, and your building's own terms, apply to a specific property is confirmed against your lease before anything is let. We do not plan around the rule in the abstract, and the exact position for your property is under legal review.

Q.2What happens if a guest damages something?

Vetting exists to make it rare: guests are screened before a key is cut. When something does happen, we pursue whatever deposit or damage-cover routes the booking channels provide, document the property's condition between stays, and manage the claim and the repair. You see the outcome on your statement; you do not chase anyone.

Q.3Who deals with guest problems out of hours?

We do. Enquiries, screening, check-ins, mid-stay questions and incidents are handled by our team, not routed to you; that is the point of the service.

Q.4Do I need special insurance?

Usually, yes: standard home insurance rarely covers paying guests. We will point you to specialist host-cover options and make sure your set-up matches how the property is actually let. We do not sell insurance ourselves; and if your cover or lease cannot support short lets, that is a case for when we'd tell you no.

Q.5How long am I committed, and how do I exit?

The management agreement sets a clear term and a clear notice period, both agreed before signing. Exit terms sit in plain English on page one of the agreement, not buried in an annexe.

Q.6How and when am I paid, and what do you need to start?

You are paid monthly, with the open-book statement this page keeps showing you: every night sold, the rate achieved, costs deducted, the amount paid, reconciled line by line. To start, we need a walk-through visit, the keys, and the documents your building requires.
